Overview

Senior facilities technician works under the supervision of a facilities manager of the manufacturing site. Performs maintenance work on the equipment and the premises of the plant. Responsible for documenting the work tasks carried out as well and takes part in scheduling the maintenance activities. Performs various maintenance tasks on buildings and facilities, including mechanical equipment repairs and inspections. Performs semi-independent preventive maintenance on HVAC system.

The senior technician will have to communicate with other departments about their maintenance needs and put them on his/her list in order to properly prioritize. In case there is a need for specialized maintenance work, he/she will be the one to procure a contractor. The senior facilities tech will supervise the contractor on site, making sure they do the contracted work, keeping to the safety regulations of the plant.

The technician requires a maintenance qualification or a technical degree to take on this role. Working experience in similar positions, with basic understanding of industry practices will be expected. Being proactive and independent will be appreciated, and being in good physical condition is a must, as some of the tasks will demand physical strength. Under limited supervision, leads and participates in the work of other employees engaged in the construction, installation, testing, repair of electrical systems, troubleshooting, diagnose, maintenance and repair of a wide variety of large, complex heating, ventilating, air conditioning and refrigeration systems; coordinates and inspects the work of contractors; assists in project management and may provide oversight for special projects; and performs related duties as assigned.

Responsibilities

HVAC

  • Performs routine and specialized repairs of HVAC units resulting in excellent HVAC performance and minimized expensive equipment replacements or failure.
  • Support of central plant systems and equipment including chilled water process and HVAC, heating hot water and condenser water systems.
  • Provided facilities tech support to the business offices, HVAC, equipment preventive maintenance, and repair.
  • Provide comprehensive repairs and preventive maintenance programs for company's HVAC, plumbing, and electrical programs.

 Preventive Maintenance

 

  • Oversee all preventive maintenance and sustainability programs including rainwater harvesting and solar heat systems.
  • Establishes preventive maintenance schedule and ensures timely completion of all work orders.
  • Performs preventive maintenance and schedules repairs from outside vendors.
  • Assesses preventive maintenance procedures and develops improvements.
  • Maintains Preventive Maintenance and Safety Records

 Plumbing

 

  • Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
  • Performs installation and replacement of water heater, plumbing fixture, and water pipe.
  • Repairs all non-critical items on building including Plumbing and building repairs.
  • Performs minor plumbing repairs, minor electrical repairs on lamps and ballast.
  • Performs carpentry, painting, plumbing and electrical repairs as needed.

 

Troubleshoot

  • Facilitates repairs, troubleshoots system problems and abnormalities.
  • Maintains, troubleshoots and repairs building equipment and facilities.

 

Safety Procedures

  • Assists Management in identifying training requirements and safety procedures in assigned specialty areas.
  • Assures compliance with critical facility works rules and safety procedures.
  • Assures that all safety procedures are followed during construction.
  • Complies with safety procedures including use of required safety equipment and identifies unsafe practices or conditioned faults and resolves equipment issues.
  • Spearheads the development of work instructions and safety procedures along with implementing cost cutting retrofits that improve safety, and efficiency.

 

OSHA

  • Lead member of Safety Team maintaining safety standards in accordance with OSHA.
  • Supervises and trains less experienced personnel in operation of laboratory standards, developing calibration procedures and OSHA safety policies.
  • Enforces all safety regulations in accordance with standard operating procedures and OSHA regulations.

 

Facility Maintenance

  • Assures building safety and operations as on-call expert for all aspects of facility maintenance and security.
  • Coordinates with all third-party contractors in the provision of facility maintenance and manages bidding procedures and contract.
  • Reduces overall facility maintenance costs by initiating and overseeing cost reduction opportunities such as water and electricity management, within others.

 

Mechanical Systems

  • Identifies and resolves issues with mechanical systems.
  • Involved in all preventive maintenance work orders and performance of tasks, including Problem-solving/troubleshooting of electrical and mechanical systems.
  • Supports production, troubleshoot and repair automation, and mechanical systems.
  • Determines root cause and resolves field failures of mechanical systems/components for mechanical systems.
  • Completes work orders pertaining to the repair/installation of all electrical/mechanical systems on site.

 

Control Systems

  • Manages the inventory of the facility by implementing monitoring and control systems.
  • Evaluates blueprints to identify mechanical, electrical, and control systems and regulates facility functional features.
  • Computerized Control Systems troubleshooting and testing.
  • Experienced with computerized control systems.

 

Project Management

  • Utilizes Project Management techniques for manufacturing area, timeline compliance scheduling.
  • Project Management for Facility related projects.
  • Uses project management skills to ensure all project tasks are scheduled and completed on time.
  • Project management and maintenance PM scheduling.
  • Provides technical support to the project management and construction project teams related to electrical and mechanical services associated with the projects.

 

General Maintenance

  • General maintenance of Plant and Facilities including troubleshooting and repairs.
  • General maintenance on emergency generators (As applied).
  • Responds to and corrects building maintenance issues including general maintenance, custodial services, and furniture & equipment installations.
  • General maintenance of boiler, chiller, ventilation, and heat transfer units.

 

Ventilation

  • Develops and implements modifications to process ventilation systems and reduces hazardous fumes and improves indoor air quality in manufacturing areas.
  • Maintains and repairs large commercial ventilation equipment including supply, exhaust, and variable air volume applications.
  • Resolves internal customer problems with air ventilation systems to consistently maintain medical standards.
  • Performs inspection of ventilation systems for functionality and preventive maintenance.

 Facilities Equipment

  • Generates procedures for operational parameters for facilities equipment.
  • Analyzes and interprets data from facilities equipment.
  • Shift leader, ERT member - Responsible for overseeing construction and commissioning of facilities equipment.
  • Executes routine & complex Preventive Maintenance tasks on a wide variety of Facilities equipment following regulated guidelines and procedures.

 A/C

  • Assists in troubleshooting/installation work with sub-contractors such as electricians, A/C mechanics and Elevator mechanics.
  • Performs maintenance inspection and repair of all machinery including A/C and refrigeration units.

Required Qualifications

Education

  • Graduation from an accredited vocational secondary school
  • Electromechanical, electricity, mechanical technical degree

 

Experience

  • At least five years of progressive responsibility experience in the design, installation, maintenance and repair of complex electrical systems, facilities management, maintenance of work, complex heating, ventilation, air conditioning, and refrigeration systems
  • At least three years of experience in Building Management System (BMS), specifically in Clean Room environment.
  • Completion of college-level course work is highly desirable.

Proven knowledge on:

      • Advanced practices, methods, techniques, tools, and equipment used in the design, installation, testing, calibration, maintenance and repair of electrical systems and heating and air conditioning systems, as well as troubleshooting motor control circuits and related equipment devices common to a large wastewater and water system along with facilities management assets.
      • Practices, documents, and terminology used in root cause analysis and the performance of all preventive/predictive maintenance on the electrical, heating and air conditioning systems, as well as troubleshooting motor control circuits and related equipment devices common to a large wastewater and water system along with facilities management assets.
      • Manual and electrical tools and equipment applicable to the air conditioning, electrical, plumbing and refrigeration trade. Welding and soldering techniques.
      • Principles and operations of water and wastewater supply and drainage plumbing using galvanized, copper, PVC pipe and chemicals.
      • Appropriate business ordinances, codes, procedures, and practices regarding area of assignment. Safety policies, procedures, and safe work practices applicable to assignment including OSHA regulations, are flash safety, lockout/tagout procedures and National Fire Protection Association (NFPA) rules.
      • Basic principles and practices of employee supervision

 

Proven ability to:

      • Assign and inspect the work of Facilities Technicians and other maintenance workers.
      • Provide technical expertise and perform advanced maintenance tasks in the electrical and instrumentation trades.
      • Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of the HVAC equipment, compressed air and chilled water systems, boilers, heat exchangers, refrigerated samplers and related equipment and facilities.
      • Diagnose defects and install, repair, and maintain ventilation, refrigeration, and air conditioning units.
      • Interpret and work from drawings, diagrams, and specifications.
      • Analyze problems, evaluate alternatives, and recommend or adopt effective courses of action.
      • Set priorities and exercise expert independent judgment within areas of responsibility.
      • Prepare clear, concise, and accurate specifications, documentation, reports of work performed, project management reports and other written materials.
      • Operate specialized machinery, equipment and tools utilized in the installation and maintenance of ventilation, air conditioning and refrigeration systems.

Preferred Qualifications

  • High School diploma or equivalent
  • At least 5 years of experience in similar role
  • Proficiency in HVAC system
  • Proficiency in facility management software such Building Management System (BMS)
  • Knowledge of OSHA safety regulations
  • Knowledge in PLC, GMP, Water Systems, HVAC, Air Handlers, Air Compressors, CCTV; within others
